Interested in New Construction? I'm here to help.Why do you need a Realtor to help you if you're buying a brand new home? The salesperson at the new home development works for the builder and is there to protect the builder's interests. Your Realtor is there to watch out for You and to protect Your Interests. The majority of new homes are sold through Realtors and the builders will pay the Realtor's commission. If you don't have a Realtor that you are working with, the builder won't decrease the price of the home, he'll simply keep the money that he has already budgeted to pay the Realtor in his marketing budget. As a result, it only makes sense to have someone there to watch out for you.Builders are constantly opening new developments, and "closing" others as they complete construction and sell out the homesites. Note that many of the builders will have "spec" homes and display models available. The builders recognize that people are constantly moving into the St Louis community and that they may not have the luxury of waiting for a new home to be built. As a result, the builders will chose the "favorite" models in many of their developments and will build homes that have the amenities that most individuals contract for. The homes are then available in a shorter time period than a normal new construction home would be available in (often some "spec" homes are completed and ready for a new owner to close and move into immediately). Display homes are normally loaded with the majority of amenities that the builder is offering, since they want you to see what is available.
